Introduction
In N16, we carried out a critical structural repair project on a Victorian property that had significant brickwork deterioration and chimney stack issues. Upon removing damaged bricks, we uncovered serious structural movement, requiring immediate intervention. This post details the restoration process and how we ensured the building’s stability.
Phase 1: Identifying Structural Issues
During the initial inspection, two major structural concerns were found:
- Rear wall movement – The rear of the house had begun shifting away from the main structure.
- Wall deviation (‘bellying’) – The wall was no longer plumb, indicating progressive structural instability.
Solution: A detailed assessment with a structural engineer was conducted to determine the extent of repairs needed.
Phase 2: Structural Brickwork Repair & Repointing
Once the assessment was complete, we began the brickwork restoration process, which included:
- Stitching new bricks into the damaged pier to restore strength.
- Removing and replacing compromised brickwork in phases for stability.
- Repointing to reinforce the newly restored wall.
Phase 3: Chimney Stack Repair & Final Adjustments
In addition to brickwork repairs, we addressed chimney stack deterioration, which posed a potential safety risk. Our work included:
- Assessing the chimney stack’s integrity to determine if further intervention was needed.
- Reattaching the soil pipe after masonry work was completed.
- Applying mastic around the window for weatherproofing.
Final Steps: Temporary bracing was applied to support the wall until it fully dried.

This N16 brickwork restoration project successfully reinforced the structural integrity of the building for the short term.
